Who you'd be working with

Full-time, local, and raised in Central Texas.

I work with WestLand Realty Group, a team brokered by Real — one of the fastest-growing brokerages in the country. Our agents were raised here, so you're paired with someone who already knows the market you're buying or selling in.

We cover Hill, Bosque and McLennan County: Whitney, Lake Whitney, White Bluff, Waco, West, China Spring, Hillsboro, Clifton and everywhere in between. Residential, land and acreage, new construction, lake and vacation property, rentals, and commercial.

Our team is three years old. In that time we've been voted the #1 commercial real estate team and the favorite residential team in Waco — two years running — and we average more than $57 million and 215 transactions a year.

I've been named Most Valuable Agent five times, and I finished 2025 ranked second on the team. In 2026 I'm ranked first.

The part most sellers don't expect

You're not hiring one person. You're hiring a team.

Most agents in this market are a one-person operation with a phone camera. Here is who actually touches your listing.

01

A professional videographer

Dedicated to our team, not hired per listing. Your home gets real production, not a walkthrough shot on a phone.

02

A professional video editor

The reason the videos actually get watched. Cutting, pacing, captions and vertical versions for every platform.

03

An in-house social media manager

Your listing gets posted consistently across the team's platforms, and other agents cross-post it for compounding reach.

04

A personal assistant

Transaction and client support, so nothing sits in an inbox while your option period runs.

Se habla español

The whole transaction, in your language.

Real estate is already full of words most people never use anywhere else. Escrow. Option period. Amendment. Proration. Doing that in a second language, under a deadline, with the biggest financial decision of your life on the table, is not something anyone should have to do.

I work in English and Spanish, and not just for the friendly parts. The listing appointment, the market report, the contract, the inspection response, the negotiation, the closing table — all of it, in whichever language you think in.

  • Your documents explained line by line, in your language, before you sign anything — not summarized after.
  • Direct conversations with your lender, inspector, title officer and the other agent. No family member drafted into translating a contract they have never seen before.
  • Nothing lost in the middle. Translation errors in real estate are not embarrassing, they are expensive. When your agent speaks both languages, there is no middle.
  • Financing paths explained honestly, including ITIN and other programs, so you know what is actually available to you rather than what you assume is not.

In her own words, in Spanish. 31 seconds.

Video marketing

I don't just get views. I get results.

Every agent says they market on social media. Here are three listings, the video that ran, and what happened next.

Over a yearAnother agent's listing, unsold — then an above-list offer after one video
30 daysTo contract on a home another agent couldn't sell
Under 14 daysTo coordinate a simultaneous closing and rental placement

Commercial · Takeover

A year on the market. Then an offer above asking — from buyers who weren't in Texas.

This building had been listed by another agent for over a year with no result, and the sellers weren't happy with the marketing. I took it over.

Out-of-state business owners saw the video on social media, reached out to me directly to schedule a tour, and submitted an offer immediately after — above the asking price.

Residential · Takeover

Under contract in 30 days — and I found them somewhere to live.

This home had also been listed by another agent first. After I took it on, the sellers had a contract close to list price in thirty days.

Then came the harder part. I placed those sellers into a rental through other clients of mine, which meant every party involved had to close in under fourteen days. They did.

Community · How it works

Some buyers don't know your area exists yet.

A lot of my content isn't about a single address. It's about the area around it — what it's like to live there, what's nearby, what you get for your money.

Through this kind of content I've reached clients who had no idea these areas existed. If you're selling in Whitney, White Bluff, West or China Spring, your buyer pool often has to be created, not just captured.

How I list differently

Your home won't just be listed. It will be promoted.

Most agents put your home in the MLS and let it flow out to the portals. That's the floor, not the ceiling. Here's what actually comes with a listing.

Reach

Homes.com member listing

A paid exclusive membership most agents around here don't carry. It changes how your home is treated the moment it goes live — see below.

Reach

Full MLS syndication

NTREIS distribution pushes your listing to Zillow, Realtor.com, LakeHomes.com and the portals cooperating agents actually search.

Reach

Zillow Premier Agent

I advertise as a Zillow Premier Agent, so your home also gets priority presence on the portal most buyers still start with.

Media

Professional photography & drone

Real photographers, aerial coverage, and a twilight exterior — the shot that becomes the cover image.

Media

Professional video

A dedicated videographer and editor. Walkthrough plus vertical cuts for Instagram, TikTok, Facebook and YouTube.

Media

Marketed in two languages

Your listing reaches English and Spanish-speaking buyers. That's a larger buyer pool at no extra cost to you.

Local

Weekly print advertising

Your home featured in local publications, where a surprising number of Central Texas buyers still find their next house.

Local

Open houses & broker opens

Public open houses, broker opens, and local agent tours — because the buyer's agent is often the one you need to convince.

Local

Email campaigns

Branded campaigns to a warm local database featuring your home, the market numbers and your video.

Yours

Free staging, up to three rooms

From our own inventory, at no cost. Details on exactly what that is — and isn't — further down.

Yours

Free moving truck

Our 16-foot truck, yours to use. No deadline. Right after closing or a year later, for a move, a donation run or a short haul.

Yours

A written report every two weeks

Showings, portal views, saves, agent feedback and what your competition is doing. Numbers, not "we're getting interest."

The Homes.com advantage

In Whitney alone, hundreds of homes compete for the same buyers.

Membership is how yours stops being one of them. As an exclusive Homes.com Member agent, your listing sorts above non-member listings, competing homes get suppressed from your page, and you get a complimentary 3D tour and interactive floorplan.

Averages for Homes.com member-agent listings, published by Homes.com. Platform averages, not a guarantee of results for any individual home.

On other portals

A buyer who clicks your home can be routed to an agent who's paying for ads in your ZIP code and has never set foot in your house.

On Homes.com — your listing, your lead

Every inquiry on your home comes to the agent you actually hired. One hundred percent of the time. And they're pre-screened, so showing time goes to real buyers.

A 24-hour open house, built in

Your listing gets a complimentary Matterport 3D tour and interactive floorplan displayed right on the page. An out-of-state buyer can walk your home at eleven at night without you leaving the house — which is exactly how the commercial building above found its buyer.

Your home follows buyers around the internet

Anyone who views your listing gets shown it again through retargeted ads across a thousand-plus websites and social platforms. On average an interested buyer sees your home thirty-two times before deciding. Repetition is what turns a scroll into a showing.

Pricing & reporting

I don't guess at your price. I prove it.

I pull every comp myself. Not an algorithm, not a portal estimate, not a range a system generated. I build a report that justifies the number and sets realistic expectations — because a price that isn't backed by market evidence is just an opinion, and opinions don't close.

Document one

The price, proved

A written pricing argument with comparables, ceiling tests, carrying costs and a reduction schedule agreed before we list.

Document two

Your number, before you sign

Line by line, what you actually walk away with — at the list price, at your acceptable price, and at your floor.

Document three

The runway, day by day

Every task, every owner, every date from "nearly ready" to live on the market. Nothing gets discovered late.

Try it — sample net sheet

Move the price. Watch your number change.

This is the conversation I have with every seller before we pick a list price. Drag the slider, then tap any line to see what it actually is.

Sales price

$415,000

$380,000$450,000

Estimated net to seller

$399,856.72

Seller's brokerage compensation (3%)$12,450.00

The listing side of the compensation, three percent of the sales price. This is the only commission shown here — the buyer's side is negotiated per transaction and isn't a fixed number. All compensation is negotiable.

Settlement fee$635.00

What the title company charges to actually close the transaction — handling the money, preparing the settlement statement and getting everything recorded correctly.

Owner's title insurance$780.00

In most Texas contracts the seller pays for the buyer's owner's title policy. It protects against ownership problems that surface after closing. It's negotiable, but it's customary here.

Tax certificate, eFiling, courier, document prep$244.95

The small administrative costs of closing: confirming with every taxing authority that nothing is owed, electronically recording the deed, moving documents securely, and having an attorney prepare the deed itself. Small, but they're always there.

HOA resale certificate & prorated dues$1,033.33

If your property is in an HOA, the association charges to produce the resale certificate the buyer is entitled to review. Dues you've already paid past the closing date get credited back to the buyer. Based on $2,200 a year in this example.

Loan payoff$0.00

Whatever you still owe on the property gets paid off at closing directly from the proceeds. This example assumes the home is owned free and clear. Yours would use your actual payoff figure.

Prorated property taxesAt closing

Texas property taxes are paid in arrears, so you cover your share of the year up to the closing date. It's calculated at closing from the actual date, the current rate and the assessed value — which is why it isn't a fixed number here.

Illustrative example only. Figures are based on a fictional $415,000 property and do not represent an actual listing or client. Your sheet is built on your property, your payoff and your closing date. This is a broker's estimate — not a title commitment, appraisal or closing disclosure. All compensation is negotiable.

Every reduction is scheduled, not reactive

The price adjustment schedule gets written into the listing agreement with a measurable trigger, not agreed verbally and then argued about later. You will never be surprised by a reduction — the Monday report always arrives before the gate.

A concession often beats a price cut

Same dollars out of your pocket, better result on the buyer's side. I'll show you the math before you choose.

Before you go live

Sequence matters more than speed.

Trades out, then deep clean, then staging, then photography. There is no version of this where they overlap and the photos still look right. Here's a typical runway from signed agreement to live on the market.

Day 2 · Hard gate

Listing agreement signed

Nothing gets booked until this is done. The price reduction schedule is written in now, not negotiated later.

Days 3–6

Long-lead items ordered

Survey and HOA resale certificate first — they take the longest. Then photographer, videographer, 3D scan, stager and cleaners booked for a fixed week. Sign and lockbox ordered.

Days 8–9

The details that cause delays

Address, legal description and tax ID verified with the county and NTREIS. Listing copy, feature sheet and comparison grid drafted.

Day 12 · Hard gate

Home ready — joint walk-through

Utilities on, HVAC running, debris gone, every bulb matched to the same color temperature. We walk it together the same afternoon.

Days 13–15

Trades, then clean, then stage

Repairs and touch-up paint. Then a full-day deep clean, windows in and out. Then staging install, exterior detail, drive pressure-washed, beds mulched.

Day 16 · Buffer

Held open on purpose

I will not fill this day. It is insurance. A timeline with no slack is a timeline that produces bad photographs.

Day 18

Photo day — one appointment

Stills, video, 3D scan, drone and the twilight exterior, all in a single pass. The twilight window is about twenty-four minutes long. It cannot be moved or recreated the next morning.

Day 21 · Thursday

Live on the market

Full media package, all disclosures attached. Thursday puts your home in front of buyers while they're planning the weekend, and gives you a full Saturday and Sunday inside your first four days.

Day 25 onward

Your written report begins

Showings, portal views, saves, agent feedback and competitor price movement. Every week, in writing.

Illustrative planning schedule. Actual dates depend on property readiness and vendor availability. Days on market starts the moment a listing goes active — which is exactly why yours doesn't go live until the media is finished.

Getting your home ready

You won't have to find anyone.

The hardest part of listing usually isn't the marketing. It's the to-do list — a painter, a cleaner, someone to haul the junk, someone to fix the thing the inspector is going to find. I keep a working list of local people for all of it.

Staging, honestly

Included, no cost

We'll stage up to three rooms from our own inventory. Mostly smaller pieces that are easy to move. I'll be straight with you: this is not the same caliber as professional staging. The goal is to keep the home from feeling empty and to help it photograph well.

The professional upgrade

For vacant homes or when you want the maximum result, I'll connect you with Stage The Vibe — Jackie Low in Waco, HSR certified, ten-time Home Staging Resource "Best of the Best" winner, and the stager behind a Parade of Homes feature house. They offer a pay-at-closing option.

"But if you can't afford to stage, we work with you to make sure we make your home picture ready."

The brokerage behind me

Fewer places for your file to sit.

I'm brokered by Real — a publicly traded real estate technology company and one of the five largest brokerages in the country, now over 35,000 agents strong. That matters to you for three practical reasons.

Fewer things fall through the cracks

Real built its own transaction platform, so your contract, documents, deadlines and signatures all live in one system I can reach from my phone at a showing — not five different tools while your option period runs out.

I get answers at 10pm

Real's assistant is available around the clock. When a question comes up on your deal at night or over a weekend, I'm not waiting until Monday to tell you what happens next.

Financing and closing under one roof

Real has its own mortgage and title companies, so when a lender or the title work threatens to slow your closing, there are fewer companies to chase.

The technology is the brokerage's. The attention is mine.
